Reservation Notifications

Stay up to date on our progress with owner booking notifications. Every time we reserve your home you will receive an email with the guest’s name, number of guests, and the rental rate.

CSA Security Deposit Protection Plan

All guests who stay with our company are required to purchase a policy from CSA Travel Insurance. So for every guest that stays at your property you are covered up to $3000 in accidental damages that may incur during the stay. The claims process is simple…we identify the damage, take photos, purchase or repair, and send in the claim. You receive your refund within weeks!

This practice is contrary to most vacation rental companies on Hilton Head that that use a pooling of damage deposit money. In our experience, most other companies on the island collect a damage protection fee from guests and keep in in their own personal bank account. They then use the money if and only if an unhappy owner complains about a damage or repair. So where does the rest of that money go?

Property Charges and Fees

Vacation Homes of Hilton Head provides our owners with steady cash flow year round. We have also helped our current owners cut costs in hard economic times, by providing them with services normally charged for with other companies, as well as, implementing discounted service contracts for cleaning, landscaping, pool service and maintenance. 

  • Our primary focus is to avoid nickel and diming our owners. Some of the things we offer at no additional cost include, but are not limited to, standard and flood light bulbs, batteries, arrival and departure inspections, gas grill cleaning, garage cleaning, trash room cleaning, and more.
  • General maintenance is performed by the employees of Vacation Homes of Hilton Head as often as needed with charges only incurred on the owner’s behalf should something need to be purchased.  
Property Management Fees

Our property management fees are calculated on base rental income rate depending on the gross annual income. Our income directly relates to your income, so that you know we are always working hard for you.

Cleaning Fees

Our in-house management of cleaning services lets us maintain quality control and allows for a quick response to guests’ needs while being able to efficiently oversee every aspect of the process. Eco-friendly products and courteous and professional staff members are just a part of who we are as an all-inclusive property management company.

Cleaning rates vary by property and are based on number of bedrooms, bathrooms, and square footage. All turnover cleanings include linens, towels, bar soap, laundry detergent, dish soap, dish detergent, dish towels, paper towels, toilet paper, and more.

Community Outreach

We have implemented the below community outreach programs that involve our staff, our homeowners, and our vacation rental properties.

Sonder Project

The Sonder Project has quickly become the largest nonprofit in the vacation rental space. How does it work? The program is simple. We supply a signature “Sonder Project” bag for each home. Guests are invited to leave any unopened, nonperishable food items that they may have remaining at the end of their stay in the provided bag. Upon guests’ departure, the bags are picked up and taken to a designated area. From there, donations can be easily gathered by volunteers for distribution to local food pantries.

Operation R&R

Operation R&R is a National, nonprofit organization dedicated to helping military families of service men and women and "Families of the Fallen" Gold Star spouses and parents to reconnect, reintegrate, deal with the problems of reintegration, as well as, easing post-deployment stress. This is accomplished by providing a complimentary weeks’ vacation in donated rental properties at various "affiliate" locations, to provide these deserving military families the opportunity to "reconnect" with their loved ones at little or no cost. (Per owner participation, of course)

Island Recreation Center

Vacation Homes of Hilton Head is proud to be the 2015-2016 Winter Sports Title Sponsor for our local Island Recreation Center. There are approximately 35 teams participating in the winter basketball league with over 315 local families participating in this program. Our logo is displayed on the player’s jerseys and worn during all of the games and often can be seen around town, at the beach, and all over the island. We also are present for all Island Recreation Center festivals (approximately 15 per year) for an increase in our brand recognition and community participation. This sponsorship is beneficial in helping to keep the cost of participating in these sports reasonable for all children. The Island Recreation Association’s philosophy is to never deny a child the opportunity to participate due to lack of finances.
