Below are the terms and conditions and you must agree upon during the online check out process and immediately following a reservation by signing our electronic contract. Please note that guests will be required to provide a copy of their driver's license and a photo of the credit card used to secure the booking using a secure link sent from Vacation Homes of Hilton Head once the booking takes place.


1. Please watch our Arrival Video for helpful tips. Check-in begins at 4pm and we will make every effort to prepare your vacation rental for your arrival; however, for reasons that are sometimes beyond our control, a 4pm check in is not guaranteed. No early check-ins or late check-outs will be permitted, unless agreed upon and paid for in advance. Guest will be refunded if pre-paid early check ins/outs can no longer be accommodated. If no late check-out has been purchased, the guest agrees to check-out promptly at 10:00 am or be subject to a charge of $500.00 per hour.


2. All departure instructions (also found in this guest app must be followed: Check out at 10am, lock ALL doors, strip the beds (leave mattress pad and comforter on mattress) and place all dirty linens in one pile in foyer and all dirty towels in a second pile in foyer, load and start dishwasher (do not leave any dirty dishes in sink), throw away all food (do not leave any food in fridge), sweep floor, all trash must be bagged and placed in trash cans, and wipe down counter tops. Charges of no less than $250 will be charged to the card on file if excessive clean-up is required.


3. The guest agrees this is a non-smoking unit. Guest will be charged a minimum of $500 for smoke removal services, damages, and cleaning.


4. If you have rented a "Pet Friendly Property", you are required to pay $200/ pet (max of 2) and $300 for the 3rd pet if pre-approved by the management company. Pets are not permitted in non pet friendly properties unless it is agreed upon in writing prior to check in. Should an animal be brought into a property without the knowledge of the management company, the renter is subject to a daily fine of up to $500 per day charged to the card on file and VHHH reserves the right to ask the guest to vacate the property with no refund.

  • If you are renting a dog-friendly property and wish to bring your dog, you must let VHHH know 30 days or more in advance of arrival and pay a non-refundable pet fee. Cost per pet, weight limits, and more are decided on a per property basis and it is the guests responsibility to agree to this in writing with VHHH.


5. We will not rent to vacationing students or spring breakers (unless accompanied by a parent or legal guardian). The minimum age to rent a property is 25 years old.


6. Parking is limited to the amount of designated parking spots specified by VHHH for the property rented, additional parking is not guaranteed, and parking rules are subject to change. No recreational vehicles are allowed (RVs, Motor Homes, Boats, U-Hauls, etc). A $100 per day fine will be charged to the card on file and will apply to offenders who park recreational vehicles at the property. Violators may be towed at guest's expense. No parking is permitted on vacant lots, grass, or in the street.


7. Guest acknowledges that the property may not have a telephone.


8. Certain areas within the premises may be reserved specifically for the owner or VHHH use (closets, cabinets, garage/s, storage, etc.).


9. Vacation Homes of Hilton Head reserves the right to show any unit for rental or sale or maintenance with notice. We will make every effort to contact the guest and include the guest in the arrangement of the showing day/time.


10. Vacation Homes of Hilton Head reserves the right to enter the property or have approved vendors enter the property for any reason during your stay. You will be notified of the access time via phone, text or email.


11. Vacation Homes of Hilton Head will aid you in finding and returning your lost & found items. Guest will be charged a $25 VHHH handling fee + UPS shipping and handling fee.


12. As a part of your stay, you have coverage for unintentional damages to the rental unit (interior only) that occur during your stay provided that they are disclosed to Vacation Homes of Hilton Head prior to check-out. Coverage limit of up to $3,000 is at the discretion of Vacation Homes of Hilton Head as certain terms and conditions apply. Damage that is not reported will be charged to the card on file. Neglectful & flagrant damages including excessive dirtiness will also be charged to the card on file.


13. Cancellation Policy: This cancellation policy supersedes any and all previously existing agreements including bookings made on VRBO brand sites or the like. Cancellations 90 days or more prior to arrival will be allowed a full refund of payments made less the reservation fee (4% of the total price). Cancellations made 31-89 days prior to arrival will result in a forfeiture of the full 50% deposit payment made. Cancellations 30 days or less prior to arrival will result in a full forfeiture of all payments made including pool heat, pet fee, parking passes, and any other ancillary fees. In the event that the guest fails to make the final payment within thirty days of arrival, the guest will have a five day right to cure, after that period the reservation will be cancelled and no refunds will be issued. Cancellations or changes that result in a shortened stay or early departure forfeit the full payment amount made. No refunds (partial or otherwise) or travel credits, will be awarded due to weather, including, but not limited to hurricane evacuation (mandatory or voluntary). In addition, no refunds (partial or otherwise) or travel credits, will be awarded due to travel bans, pandemics, epidemics, stay at home/quarantine orders (voluntary or mandatory).

  • The official Hurricane Season for Hilton Head Island is June 1- November 1. There will be no refunds or reimbursements should a reservation be negatively affected by a hurricane, tropical storm, adverse weather or evacuation whether it be mandatory or voluntary. By making a reservation with an arrival date June 1- November 1, the guest agrees that they are assuming the risk of a possible evacuation and/ or all other related incidences surrounding a hurricane. By signing here, the guest acknowledges that they are not entitled to a refund or reimbursement for tropical storm/ hurricane or weather related incidences.


14. CSA Travel Insurance Policy: If you purchased CSA Travel Protection from VHHH and need to file a claim, please contact CSA Travel Protection directly at (866) 999-4018. You must notify VHHH of any claim being filed immediately after filing. CSA Travel Protection may reimburse you for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation and force you to incur unplanned expenses. Travel Insurance can be purchased at anytime (but may not cover you for all reasons) for 6.95% of the total booking amount and is subject to a 4% processing fee. VHHH makes no claims about what is or is not covered by CSA Travel Protection and it is the responsibility of the guest to confirm coverage.


15. All debris, rubbish, and discards are to be bagged and placed in the bins provided in the designated trash area. Guests will be financially responsible for trash not placed in the bins.


16. If the rental unit is equipped with a gas grill, renter assumes liability for using the grill during the rental period. If the propane should run out during your stay, the renter agrees to exchange the tank. The renter is entitled to reimbursement, not to exceed $25.00, from Vacation Homes of Hilton Head upon providing a receipt. New tank purchases are NOT reimbursable.


17. Please note if the property is equipped with a fireplace, that they are decorative only and are not permitted to be used by guests. Any attempt to use the fireplace will be charged to the guest starting at $500 per incident.


18. The method of payment for the rental must be a valid Visa Card, MasterCard, Discover Card, American Express Card, or E-Check. The first half (50%) of the rental total is due at the time the reservation is made and the second half (50%) of the rental total is due thirty days prior to arrival. If payment is not received by 25 days prior to arrival, the reservation is subject to cancellation with no refund. This is standard unless other arrangements have been made. The credit card is held on file with VHHH until ({{checkOutDate}}). If the card provided expires prior to the guest's departure or the guest wishes to use a different form of payment, it is the responsibility of the guest to provide VHHH with an alternate method. No more than two credit cards will be allowed per reservation.


19. If guests exceed the maximum advetised sleeping occupancy of the property at any given time, the guests may be asked to vacate the premises and all payments made will be forfeited. There are no exceptions to this maximum occupancy policy.

  • The property is not to be used used for parties or gatherings that exceed the maximum occupancy. No large catering services are permitted on site including but not limited to, chair and table rentals, decorations, equipment, etc. If you feel your circumstances may be in violation of these terms, we highly suggest you contact our office prior to signing this contract. The guest agrees to forfeit all rental monies paid and your accommodations if you are found to be in violation of these terms. A minimum fine of $1000.00 (but not limited) will incur if you are found to be in violation of these terms and VHHH reserves the right to ask guest to vacate the premises with no refund issued.


20. The total rental rate includes a one-time linen and towel set-up upon arrival and a departure clean upon check-out. Additional housekeeping service outside the above mentioned is not included in the rental rate, but it is available at an additional cost. The care of the linens is the responsibility of the guest. Should any linen be lost or damaged, the guest's card on file will be charged. See departure cleaning instructions in your Guest Portal. 


  • Please do not use linens/towels to clean up spills, wipe feet, etc. Guest agrees that all soiled/damaged linens will be charged as damage and will not covered by accidental damage policy. The guest acknowledges that the card on file will be charged to cover the cost of replacement of any damaged towels due to negligence.


21. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.


22. Indemnification: Guest agrees to indemnify Owner and Owner’s Agent and save Owner and Owner’s Agent from and against any and all claims, actions, damages, liabilities and expenses, including reasonable attorney’s fees in connection with the loss of life, personal injury and/or damage to the property arising from or out of any occurrence in, upon, or about the premises, occasioned by an act or omission by Owner, Owner’s Agent, Guest or other occupants. OWNER and OWNER’S AGENT SHALL HAVE NO LIABILITY FOR DAMAGES OR INJURY to Guest or Guests: It is expressly understood and agreed that Owner and Owner’s Agent will not be liable for any damages or injury to Guest or other occupants and their property from whatever cause arising from the occupancy of said premises, both inside and outside of the house, whether on the property or elsewhere. THE SUPERVISION AND SAFETY OF ALL CHILDREN ARE THE DIRECT RESPONSIBILITY OF GUEST OR PARENTS, OR CARETAKERS OF ANY CHILDREN ON THE PREMISES, including but not limited to decks, pools, hot tubs, elevators and any and all other activities on the premises.


23. This property is verified not have any construction or renovations during guest occupancy. We cannot guarantee that neighboring construction or renovations will not happen. There will be no refund should there be ongoing construction in the neighborhood.


24. This property may have exterior cameras monitored by the homeowner for security & liability purposes.


25. If you purchased pool heat, please be advised the heat will not exceed eighty-eight degrees. The guest must add & pay for pool/ spa heat at least 2 weeks prior to arrival. Pool/ spa heating fee is subject to a 4% credit card processing fee. NOTE: Pools will not be able to be heated Memorial Day- Labor Day. There will be no refunds issued for pool heating issues due to complications from extremely cold temperatures. If you book less than 30 days in advance, you must notify Vacation Homes of Hilton Head at the time of booking that you want pool heat and understand that it might not be available or subject to additional fees. Those within 72 hours of arrival as well as in-house guest requests for last minute heat will unfortunately not be honored.


26. Guests are not to permitted to move furniture. VHHH reserves the right to charge the guest $500 per incidence to the card on file if VHHH is required to move furniture back to its original location.


27. Maintenance: If you have an emergency during your stay, please call 911. For property related maintenance requests, please text (843) 868-5515. Guest acknowledges that normal wear and tear, maintenance, and other issues may arise during your stay that are out of VHHH control. Guest agrees no monetary refund will be issued to you in the event an uncontrollable breakdown of mechanical equipment takes place (i.e HVAC, Elevator, etc).


28. VHHH reserves the right to relocate the guest to a comparable property for any reason, as long as, the guest agrees to the comparable property. In the event that the guest and VHHH cannot come to an agreement on a relocation, guest will be refunded in full and their reservation will be cancelled.


29. Any exceptions to the above mentioned policies must be approved in writing, in advance by VHHH.
