Elevator: 42” Deep (long) 42” Wide. Doorway into the elevator is 35” wide. (Our properties and elevators are not ADA compliant.)

Pool/ Spa: *The pool can be heated up to 88 degrees for an additional $600/week and $300/week for the spa, however it is not available from Memorial Day- Labor Day. Pool/spa heat can be added during check-out when booking online or over the phone with a Guest Ambassador. Last minute requests are not guaranteed and subject to a fee. We cannot guarantee pool heat maintains when the air temperature is below 60℉.

Dog Friendly: Pet fees must be added on the “book now” page during the booking process. Our company has a two (2) dog maximum and a weight restriction of 50 pounds maximum. No cats or other animals allowed. Inquire with our reservations staff about a 3rd pet for an additional fee.

* These items can be rented for an additional charge. We can provide recommendations, as needed, or you can use any company of your choosing.

CANCELLATION POLICY: The cancellation policy is outlined as follows: Cancellations made 90 days or more prior to arrival will be allowed a full refund of payments made. Cancellations made 31-89 days prior to arrival will result in a forfeiture of the full 50% deposit payment made. Cancellations 30 days or less prior to arrival will result in a full forfeiture of all payments made including pool heat, pet fee, parking passes, and any other ancillary fees. If the guest fails to make the final payment within thirty days of arrival, the guest will have a five day right to cure, after that period the reservation will be cancelled, and no refunds will be issued. Cancellations or changes that result in a shortened stay or early departure forfeit the full payment amount made. No refunds (partial or otherwise) or travel credits, will be awarded due to weather (see section 14), maintenance issues, cleaning issues, noise issues, etc. In addition, no refunds (partial or otherwise) or travel credits, will be awarded due to travel bans, pandemics, epidemics, stay at home/quarantine orders (voluntary or mandatory). PAYMENT SCHEDULE: To secure a reservation, we require a 50% deposit upfront and the balance payment due thirty days prior to arrival via Visa, Master, Discover, American Express. ID Verification is required.

Overall the house was in a terrific location for beach access. The house was new and generally in good shape. The issue we had upon arrival was no working elevator. We called multiple times but the property manager wasn’t able to address the issue. With a 4 story house and heavy bags, an elevator was key to our decision to rent the house at 12 Seafront lane. While we understand that things can go wrong, the property manager’s inability to get the elevator company to even make a visit to the house wasn’t a good sign. We will come back to Hilton head but will look for at other properties managed by a different company.

Thank you for your review. We are so pleased that you enjoyed the space and location. We inspected your property prior to arrival and found no issues with the elevator. We sent our tech over the day you reported the issue to us but he wasn't able to repair. We then contacted multiple elevator companies and unfortunately no one has immediate availability for a service call. We do understand your frustration in not having a working elevator, but issues like this hold us to the specialty vendors schedule. Since guest satisfaction is of the utmost importance to us, please rest assured that we did everything we could to get this repaired for you in a timely manner. We took a chance and booked the property before it was complete. Except for one room configuration, we were not disappointed as we enjoyed all of the luxuries of a beautiful, brand-new home. It was a huge benefit having the pool on the living level of the house, it's where we spent the majority of our time. As a large group, we tend to cook at home. The grill was a bit small, but the double ovens, dishwashers, and fridges were a huge plus, and the huge dining table allowed us all to gather and enjoy the feasts. This home boasts a spectacular location, offering a short stroll to the beach and a quiet, friendly neighborhood. Overall, it was the perfect place to gather and celebrate our parents' 65th wedding anniversary.

We had a wonderful week at this stunning Hilton head property. The home was immaculate, beautifully decorated, and the kitchen was impressively well equipped perfect for cooking in. While the house doesn't offer direct ocean views, there's a convenient public walkway nearby that made beach access easy. We noticed what appeared to be a private walkway and an in-home elevator, but there were not instructions provided, so we didn't explore those options. The pool was another highlight - clean, well maintained, and serviced twice during our stay which was a nice touch. Overall, the home exceeded our expectations in teams of comfort and cleanliness. A few more on-site details or instructions about amenities would have made the experience even smoother, but we'd absolutely return.

Please note that there are beautiful ocean views from every floor of this property, however, there is just not direct private beach access. The beach access is an easy 1 minute walk away. Also, there is an elevator that services every floor and the instructions for that can be found in our mobile app. Thank you again for your review :)

The beautifully designed and spacious property was perfect for a long weekend with our crew! Our little ones loved the private pool and the proximity of pristine beach access was great. There were so many beautiful bedroom suites with king beds and beautiful marsh/beach views. We ventured out for a few dinners, but never wanted to leave the house!

Amazing place. No need to go anywhere once you check in. Golf trip with friends and we stayed here. Round of golf and we all came back to the house. There was no need to go anywhere else once we were at Sea Front. Plenty of room and entertainment to stay in. We all loved the place and look forward to returning.

Wonderful Home!
Had a lovely stay at 12 Sea Front Lane. New home with incredible marsh and ocean views. Steps away from the beach. Tons of windows create a light and bright home during the day; beautiful outdoor lighting creates cozy comfortable evenings. You can hear the ocean waves on the back deck while you enjoy your evening cocktail. We have stayed in many homes on HHI, this is one of our favorites and Vacation Homes of Hilton Head IS our favorite rental company. They are very easy to work with, provide helpful suggestions during your trip planning, and responsive if there is anything you need during your stay. 10 out of 10!

Is there a BBQ grill?

Answer:

Yes, this home has a BBQ propane grill. Propane is provided.

When is the pool cleaned? What time of the year can it be heated?

Answer:

The pool is cleaned twice weekly during peak season. Pool heat is available only from Labor Day to Memorial Day. It can be added at the time of booking or before your final payment is made. Please call us if you have any questions.

How does the Southern Hospitality Pass work? We don`t play golf, can we combine some of the other activities for the Soho pass/we don`t ride bikes, can we get more golf rounds?

Answer:

Prior to arrival you will receive a dedicated link from Xplorie to book your free activities.
Feel free to share this link with your group. Your pass includes one free round of golf daily at partner courses like the Heritage Collection and the Brown Group.
The passes cannot be combined or exchanged for any other activity.
Note: This is per day, not per person. For a threesome, two pay while one plays free. You also receive one free round of miniature golf each day and one complimentary bike to start your stay.

Does the elevator go down to the garage level?

If your property is equipped with an elevator, it will access all floors including the garage unless otherwise specified.

Is beach equipment included? What about beach towels? Bikes?

Answer:

Beach equipment is not included in the rental of our vacation homes. Click here for some of our preferred local vendors.

Does the price include all taxes, fees & cleaning?

Answer:

Our posted rates include all taxes, fees, cleaning, and accidental damage protection. Travel insurance, pool/spa heat (if available), parking passes (Palmetto Dunes) and pet fees (if pet-friendly) are additional.

What is the standard check-in and check-out times? Can early check-in or late check-out be purchased?

Answer:

Standard check-in is at 5pm and check-out is at 10am. Early arrival or late departure may be available for purchase during the months of September to May. (This is not available Memorial Day-Labor Day)

When is the final payment due and is it automatically charged to the card on file or do I need to do anything?

Answer:

Your final payment is charged automatically to the card on file. If you wish to change the card on file you will need to call us prior to your payment due date.

Will you consider/make exceptions for a service animal/ pets at a property is not pet friendly?

Answer:

Unfortunately, we are not able to make exceptions for service animals or pets in property that is not pet-friendly. Our homes are all individually owned and do not fall under the laws for service animals. In addition, it is not fair to guests who book a pet free home and arrive to potential pet dander or hair inside the home/furniture.

What discounts are available on the pricing of the home?

Answer:

We offer a repeat renter discount of 5% and a military discount of 3%. Our pricing is similar to airline pricing and increases based on supply and demand. You always get the best price by booking direct, as OTAs charge a service fee.

What do I do if I have more than the maximum number of cars allowed?

Answer:

Unfortunately, we do not have any additional parking due to the vacation rental restrictions from the Town of Hilton Head Island. Paid parking is available at the HHH airport just a few minutes away.

Do you offer monthly rentals?

Answer:

Some of our properties are available for monthly rental during the months of November-February. Contact us for details.
