Pool: 28' by 14'. The pool can be heated up to 88 degrees for an additional $1000/week, however it is not available from Memorial Day- Labor Day. Pool/spa heat can be added during check-out when booking online or over the phone with a Guest Ambassador. Last minute requests are not guaranteed and subject to a fee. We cannot guarantee pool heat maintains when the air temperature is below 60℉.

CANCELLATION POLICY: The cancellation policy is outlined as follows: Cancellations made 90 days or more prior to arrival will be allowed a full refund of payments made. Cancellations made 31-89 days prior to arrival will result in a forfeiture of the full 50% deposit payment made. Cancellations 30 days or less prior to arrival will result in a full forfeiture of all payments made including pool heat, pet fee, parking passes, and any other ancillary fees. If the guest fails to make the final payment within thirty days of arrival, the guest will have a five day right to cure, after that period the reservation will be cancelled, and no refunds will be issued. Cancellations or changes that result in a shortened stay or early departure forfeit the full payment amount made. Mini Getaway

Perfect house, perfect location
The house was perfect for our women's tennis team. Roomy, comfortable, perfectly appointed. Close to all of the courts we played at. So glad we were able to stay there.

Overall great stay
Overall, 14 of us had a very enjoyable stay. We enjoyed the pool and it was a short walk to the beach. Home was as advertised. Spacious living/dining area. Kitchen had all of the amenities needed for us to cook. They provided games like scattergories and scrabble that we had a ball playing. Issues we ran into included 1) the pool is surrounded by beautiful trees that offer privacy and a serene setting but also means the pool can get dirty quite quickly. There was a storm our first day there and because a lot of the debris sunk to the bottom of the pool we had to wait for the pool guys to clean it out. A nice pool cover would solve this problem, 2) the refrigerator was too small for the amount of food we needed for all of us, a second fridge even just for drinks would be helpful and 3) we had difficulty finding the lights when grilling after dark. Great clean space for families
We really enjoyed our stay here- large open living spaces were great for large groups and the big front porch was a wonderful spot to hang out. The place was clean and updated. The walk to the beach was about 10 minutes, so if you have kids would plan for a cart or wagon to tote your beach gear.
The swimming pool was very nice but it was really cold when we went in June- we unfortunately barely used it as a result.

Review of 3 Sutherland
2nd Floor Bathroom Shower needs tile maintenance. We were made aware of this prior to our stay; however, once inspected it was discovered the maintenance would require more than a couple of hours. The ceiling in the front room needs repair as it appears there was water damage and now possibly mold on the ceiling. The full bed frame was broken when we arrived. The new frame was replaced within 3 days by the rental agency. The pool had a haze about it and once our clothing was turning green we reported it. The rental agency sent for pool maintenance where it was found the filter was dirty and chlorine was needed. We enjoyed that there was plenty of room for 11 guests. The living room was furnished with enough sofa room for all to enjoy game night and conversation. The location was wonderful. Quick bike ride to beach and general store. Beautiful spacious home

Great house on quiet court
This was a great house on a quiet court. The interior was nice and the pool was great. The front porch was perfect for a morning coffee. Easy walk/bike ride to the beach. Had a great week with just a few concerns!
Beautiful home and comfortable with lovely decor, wonderful seating room and plenty of space for everyone. First concern was the step out of the front door. My husband almost took a fall on the first day. I came close to going down later in the week. The fact that the smoke detectors were not working properly were another concern. There was a leak in the upstairs shower which could eventually ruin the floor and down to the ceiling below. The outdoor grill needed a good cleaning when we arrived and has several parts that should be repaired.. The 6th bedroom isn’t a proper bedroom as it does not have any ventilation or window. Perfect rental for large family
I rented this house for my family during our stay at Hilton Head to attend my sons wedding. The property was beautifully maintained and very clean. Perfect place for large family
I am so happy I found this house for my family to stay at while we were visiting Hilton Head for my sons wedding! Plenty of room for everyone. Even enough room for our extended family to come for a swim and BBQ. House was VERY clean and well maintained. Last Minute Trip to Hilton Head
This property was fantastic. One of the best houses we've stayed in out of our many vacations to several destinations. We had three families, 14 people, and never felt like we were on top of one another. The living room, kitchen, and dining area were all very spacious and the 6 bedroom layout was great. Kitchen was well stocked, plenty of bath towels were provided, and the front porch made the trip. The pool size was very large compared to others in the area. It gets plenty of sun in the afternoon but also provides plenty of shade on those hot, summer days. The house sits on a very private cul-de-sac so plenty of privacy. The kids loved biking to the General Store every day for their sweet treats. Hilton Head Last Minute Trip
We had three families (14 total) that decided to take a last minute trip to Hilton Head and booked this house within a week a departure. It was one of the best houses we have stayed in during our many vacations over several destinations. We never had to call management because we had no problems. It sits on a very quiet cul-de-sac with about 6 houses total. It was very clean upon arrival. The kitchen, living room and dining area were very spacious and the 6 bedroom layout was perfect. The kitchen was well stocked and there were plenty of bath towels for everyone. The pool was of great size and received plenty of sun in the afternoon hours but also provided lots of shade for those that wanted it. The beach was a short, 5 minute walk over a beautiful lagoon. We rented bikes for the week so the kids were able to go to the General Store to get ice cream (their favorite part of the trip). Palmetto Dunes is a great plantation, very quiet, beautiful landscaping throughout, and centrally located on the island to restaurants, golf, Kroger and Starbucks. Fantastic Getaway!
9 women arrived from all over the country and were greeted by this amazing property in beautiful Hilton Head! The accommodations were perfect, giving all of us our own sleeping space, plenty of bathroom space and a huge kitchen and living area to entertain. We spent most of our time in the back lounging by the pool or just down the road at the beach. We couldn't have asked for a better place to get together for a celebration! This home is absolutely lovely! It was perfect for my family during spring break. Plenty of room and very comfortable. Our only suggestion would be to make the elevator available for use. Are golf carts allowed?

Yes, this home has a BBQ propane grill. Propane is provided.
When is the pool cleaned? What time of the year can it be heated?
Answer:
The pool is cleaned twice weekly during peak season. Pool heat is available only from Labor Day to Memorial Day. It can be added at the time of booking or before your final payment is made. Please call us if you have any questions.
How does the Southern Hospitality Pass work? We don`t play golf, can we combine some of the other activities for the Soho pass/we don`t ride bikes, can we get more golf rounds?
Answer:
Prior to arrival you will receive a dedicated link from Xplorie to book your free activities.
Feel free to share this link with your group. Your pass includes one free round of golf daily at partner courses like the Heritage Collection and the Brown Group.
The passes cannot be combined or exchanged for any other activity.
Note: This is per day, not per person. For a threesome, two pay while one plays free. You also receive one free round of miniature golf each day and one complimentary bike to start your stay.
A $25 delivery fee applies for one bike; additional bikes are delivered free and available at a discount.
Does the elevator go down to the garage level?
Answer:
If your property is equipped with an elevator, it will access all floors including the garage unless otherwise specified.
Is beach equipment included? What about beach towels? Bikes?
Answer:
Beach equipment is not included in the rental of our vacation homes. Click here for some of our preferred local vendors.
Does the price include all taxes, fees & cleaning?
Answer:
Our posted rates include all taxes, fees, cleaning, and accidental damage protection. Travel insurance, pool/spa heat (if available), parking passes (Palmetto Dunes) and pet fees (if pet-friendly) are additional.
What is the standard check-in and check-out times? Can early check-in or late check-out be purchased?
Answer:
Standard check-in is at 5pm and check-out is at 10am. Early arrival or late departure may be available for purchase during the months of September to May. (This is not available Memorial Day-Labor Day)
When is the final payment due and is it automatically charged to the card on file or do I need to do anything?
Answer:
Your final payment is charged automatically to the card on file. If you wish to change the card on file you will need to call us prior to your payment due date.
Will you consider/make exceptions for a service animal/ pets at a property is not pet friendly?
Answer:
Unfortunately, we are not able to make exceptions for service animals or pets in property that is not pet-friendly. Our homes are all individually owned and do not fall under the laws for service animals. In addition, it is not fair to guests who book a pet free home and arrive to potential pet dander or hair inside the home/furniture.
What discounts are available on the pricing of the home?
Answer:
We offer a repeat renter discount of 5% and a military discount of 3%. Our pricing is similar to airline pricing and increases based on supply and demand. You always get the best price by booking direct, as OTAs charge a service fee.

Answer:

What do I do if I have more than the maximum number of cars allowed?
Answer:
Unfortunately, we do not have any additional parking due to the vacation rental restrictions from the Town of Hilton Head Island. Paid parking is available at the HHH airport just a few minutes away.
Do you offer monthly rentals?
Answer:
Some of our properties are available for monthly rental during the months of November-February. Contact us for details.
