This gorgeous home is just a short walk to the beach from a quiet seaside community in Burkes Beach. The lower floor houses the garage and a game area that looks out to the beautiful pool, which is great for family fun in the sun. The main floor has an open room concept where the kitchen, living room, and dining area flow into each other. There is lots of comfortable seating, high ceilings, and a full wall of windows that showcase a bright screen porch and a huge deck that steps down to the pool. This floor has the beautifully appointed master bedroom suite, laundry room, and 2 large guest rooms with their own bathrooms. The top floor boasts a fantastic bridge overlooking the great room and 3 additional spacious bedroom suites. An elevator connects all three floors. With sandy beaches just a short walk away, whether at the beach or in the pool, this beach house will surely provide a dream vacation getaway!

FREE activities included with our signature Southern Hospitality Pass! Your pass includes one free round of golf daily at partner courses like the Heritage Collection and the Brown Group. Note: This is per day, not per person. You also receive one free round of miniature golf each day at Adventure Cove and one complimentary bike from Island Cruisers to start your stay.

Pool (25' x 15"):  The pool can be heated up to 88 degrees for an additional $300/week, however it is not available from Memorial Day- Labor Day. Pool heat can be added during check-out when booking online or over the phone with a Guest Ambassador. Last minute requests are not guaranteed and subject to a fee. We cannot guarantee pool heat maintains when the air temperature is below 60 degrees Fahrenheit.

* These items can be rented for an additional charge. We can provide recommendations, as needed, or you can use any company of your choosing.

CANCELLATION POLICY: The cancellation policy is outlined as follows: Cancellations made 90 days or more prior to arrival will be allowed a full refund of payments made. Cancellations made 31-89 days prior to arrival will result in a forfeiture of the full 50% deposit payment made. Cancellations 30 days or less prior to arrival will result in a full forfeiture of all payments made including pool heat, pet fee, parking passes, and any other ancillary fees. If the guest fails to make the final payment within thirty days of arrival, the guest will have a five day right to cure, after that period the reservation will be cancelled, and no refunds will be issued. Cancellations or changes that result in a shortened stay or early departure forfeit the full payment amount made. No refunds (partial or otherwise) or travel credits, will be awarded due to weather (see section 14), maintenance issues, cleaning issues, noise issues, etc. In addition, no refunds (partial or otherwise) or travel credits, will be awarded due to travel bans, pandemics, epidemics, stay at home/quarantine orders (voluntary or mandatory). PAYMENT SCHEDULE: To secure a reservation, we require a 50% deposit upfront and the balance payment due thirty days prior to arrival via Visa, Master, Discover, American Express. ID Verification is required.

Are golf carts allowed?

Is there a BBQ grill?

Answer:

Yes, this home has a BBQ propane grill. Propane is provided.

When is the pool cleaned? What time of the year can it be heated?

Answer:

The pool is cleaned twice weekly during peak season. Pool heat is available only from Labor Day to Memorial Day. It can be added at the time of booking or before your final payment is made. Please call us if you have any questions.

How does the Southern Hospitality Pass work? We don`t play golf, can we combine some of the other activities for the Soho pass/we don`t ride bikes, can we get more golf rounds?

Answer:

Prior to arrival you will receive a dedicated link from Xplorie to book your free activities.
Feel free to share this link with your group. Your pass includes one free round of golf daily at partner courses like the Heritage Collection and the Brown Group.
The passes cannot be combined or exchanged for any other activity.
Note: This is per day, not per person. For a threesome, two pay while one plays free. You also receive one free round of miniature golf each day and one complimentary bike to start your stay.
A $25 delivery fee applies for one bike; additional bikes are delivered free and available at a discount.

Does the elevator go down to the garage level?

Answer:

If your property is equipped with an elevator, it will access all floors including the garage unless otherwise specified.

Is beach equipment included? What about beach towels? Bikes?

Answer:

Beach equipment is not included in the rental of our vacation homes. Click here for some of our preferred local vendors.

Does the price include all taxes, fees & cleaning?

Answer:

Our posted rates include all taxes, fees, cleaning, and accidental damage protection. Travel insurance, pool/spa heat (if available), parking passes (Palmetto Dunes) and pet fees (if pet-friendly) are additional.

What is the standard check-in and check-out times? Can early check-in or late check-out be purchased?

Answer:

Standard check-in is at 5pm and check-out is at 10am. Early arrival or late departure may be available for purchase during the months of September to May. (This is not available Memorial Day-Labor Day)

When is the final payment due and is it automatically charged to the card on file or do I need to do anything?

Answer:

Your final payment is charged automatically to the card on file. If you wish to change the card on file you will need to call us prior to your payment due date.

Will you consider/make exceptions for a service animal/ pets at a property is not pet friendly?

Answer:

Unfortunately, we are not able to make exceptions for service animals or pets in property that is not pet-friendly. Our homes are all individually owned and do not fall under the laws for service animals. In addition, it is not fair to guests who book a pet free home and arrive to potential pet dander or hair inside the home/furniture.

What discounts are available on the pricing of the home?

Answer:

We offer a repeat renter discount of 5% and a military discount of 3%. Our pricing is similar to airline pricing and increases based on supply and demand. You always get the best price by booking direct, as OTAs charge a service fee.

What do I do if I have more than the maximum number of cars allowed?

Answer:

Unfortunately, we do not have any additional parking due to the vacation rental restrictions from the Town of Hilton Head Island. Paid parking is available at the HHH airport just a few minutes away.

Do you offer monthly rentals?

Answer:

Some of our properties are available for monthly rental during the months of November-February. Contact us for details.
